Construction Update: One Thousand Museum Passed Halfway Point, On Track for 2018 Completion

One Thousand Museum by Zaha Hadid Architects, has passed the halfway point for the 62-story building which is on track for delivery in 2018. The building will be Zaha Hadid's first residential skyscraper in the western hemisphere and is being developed by Louis Birdman, Gregg Covin, Kevin Venger and the Regalia Group with Plaza Construction as the general contractor. The tower will be among the tallest residential buildings in Miami and required a deep foundation that drilled to a record of over 170'. One Thousand Museum's design features an exoskeleton design which acts as the buildings structural support. This allows the developer to remove columns from the units, creating expansive glass views of Biscayne Bay. 

One Thousand Museum is over 50% sold and required over a $450 million buildout. The tower will feature only 83 units ranging from $5.5 million to over $20 million and 4,600 SF to over 10,000 SF. Amenities will include Miami's only private rooftop helipad, state-of-the-art fitness center, spa, two pools, indoor aquatic center, and a sky lounge.

Tesla has introduced new Solar Panels designed for residential home use which are integrated with their Powerwall home battery storage system. This major shake-up makes Tesla's solar power technology more attainable for those who do not wish to replace their entire roofs. The Solar Panels will be low profile with no visible mounting hardware and front skirts to hide the panels. They link directly into Tesla's Powerwall home battery storage system. Tesla acquired SolarCity last year in a merger that had many skeptical, but since the partnership has been progressing quite nicely as the panels will be available to consumers this summer.

The Fairchild Coconut Grove Unveils Chef-Inspired Kitchens in An Evening With Celebrity Chef Giorgio Rapicavoli

The Fairchild Coconut Grove unveiled its chef-inspired, gourmet kitchens to top brokers last week in an evening that featured celebrity chef and winner of Food Network's "Chopped" Giorgio Rapicavoli of Glass & Vine. He offered a cooking demonstration right in the sales center's gourmet model kitchen as guests got a chance to experience the bayfront, indoor/outdoor lifestyle that The Fairchild Coconut Grove offers. Developers Oscar Rodriguez and Ricardo Vadia ROVR Development welcomed guests to the 26-unit luxury, boutique development in Coconut Grove that is located in a private enclave on Biscayne Bay. The Fairchild Coconut Grove is designed by local architect Max Strang in collaboration with interior designer Rafael de Cárdenas. Residences range from 2 to 4 bedroom layouts and 1,700 SF to over 4,200 SF. Prices start at around $1.4 million and range up to $4.5 million, at over $1,000 SF. Amenities include a spa, two rooftop decks, a pool and a bay front deck with private boat slips available for purchase. The project is expected to break ground later this year with delivery expected in 2018. Pre-sales are underway via One Sotheby's International Realty.

YOTEL Hotel & Apartments Submits New Proposal to Miami's Planning Department

YOTEL Hotel & Apartments submitted a new proposal that removes the parking garage to Miami’s Planning Department. Due to the locations proximity to the Metromover, the zoning does not require parking for residential units. The proposal includes offsite parking for the hotel units as well as a scaled back plan for the tower that adjusts the project rom 45-stories to 29-stories which would house 188 apartment units and 225 hotel rooms. The previous 45-story proposal had 180 apartment units and 262 hotel rooms with a 10 story garage that had 144 spaces. YOTEL Hotel & Apartments is being developed in a joint venture between Aria Development Group with the Kuwaiti firm Agarat. The building is being designed by Stantec and will be reviewed by Miami's Urban Development Review Board next week. The YOTEL brand offers affordable hotels with micro-hotel style accommodations with locations in New York City, London Heathrow, London Gatwick, Amsterdam Schiphol, and Paris amongst others.

Elysee, a luxury boutique high-rise under development in Edgewater neighborhood from Two Roads Development has unveiled Les Grandes Maisons, a collection of limited-edition residences. Les Grandes Maisons will be among the largest, most luxurious residences in the building and will be located on the upper floors from 46-56. The residences feature large 5-bedroom floorplans measuring up to 3,891 SF. They come complete with penthouse-level upgrades, extra-deep balconies, and a suite of integrated health and wellness enhancements including an aromatherpy infurser integrated HVAC system, LEED-Certified Wellness Habitat interior paint with antibacterial, anti-mold and odor-eliminating properties and a pre-installed water filtration system that eliminates impurities. Buyers will have the option to have their residences designed by famed Parisian interior-designer Jean-Louis Deniot. Elysee’s Les Grandes Maisons start at $2.8 million.

Jungle Island Sold For $60 million, $15 million in cash, To ESJ Capital Partners, Plans to Add Zip Lines & Water Park

Jungle Island has sold to ESJ Capital Partners for $60 million. In the deal, $15 million will be cash and the rest of the $45 million will include the assumption of the the current mortgage on the property. The deal transfers the existing lease on the city owned Watson Island to ESJ Capital Partners. The new owners plan to add over 7 zip lines and a water park for the summer to the 18-acre attraction on Watson Island, right off of the MacArthur Causeway. The renovations will come over three-phases over 2 years with the plan to increase the number of visitors and revenue. A 260-room hotel has also been proposed but requires a voter referendum from the City of Miami. Other upgrades to the facilities will include a private beach club, updated dining and food facilities as well as banquet facilities. Jungle Island will still be managed by John Dunlap and Iconic Attractions Group. 

“This is a once-in-a-lifetime opportunity to capitalize on the heritage of Parrot Jungle, then Jungle Island, and create a truly unique experience within an urban setting,” said Gabriel Amiel, Chairman and co-Founder of ESJ Capital Partners.

Hyperloop One Announces Hyperloop Florida Connecting Miami to Orlando in 26 Minutes

Miami to Orlando could become one of the first opporating Hyperloop routes in the country, connecting the two cultural hubs in a mere 26 minutes. The current travel time between the two cities is 3 1/2 hours by car or 1 hour by plane. The route was proposed as a finalist by Hyperloop One, the company developing the world's first Hyperloop, who has been working closely with the Florida Department of Transportation. From the final routes, the company will select two or three to build first. The Miami to Orlando loop would open up transportation not only for tourists, but also for cargo from Port of Miami. It would also allow for further expansion to Atlanta and Chicago. In Hyperloop One, passengers and cargo are loaded into a pod which is accelerated with electric propulsion in low-pressure tubes. The first routes considered are among the most high-traffic routes in the country for both trade and tourism.

This disruptive technology – conceived, developed and built in the U.S. – will move passengers and cargo faster, cleaner and more efficiently. It will transform transportation as we know it and create a more connected world,” said Rob Lloyd, CEO of Hyperloop One.

Fortune International Group has announced over $51 million in sales in Q1 of 2017 at their 57-story project Jade Signature in Sunny Isles Beach. The building was designed by Pritzker Prize-winning architecture firm and design consultants, Herzog & de Meuron, with interior design by Parisian firm PYR by Pierre-Yves Rochon and landscaping by famed landscape architect Raymond Jungles. Fortune International Group rolled out their last few units, which they had held as The Collection, which features the largest and most expensive units in the building, as well as registered Jade Signature in for marketing in New York.  These factors led to The Collection units selling extremely well including two, $14.2 million Sky Villas. Other listings include 3 to 5 bedroom residences as well as Sky Villas and lower Penthouses from the Collection priced from $2.175 to $32.9 million.

Last Friday, Ugo Colombo’s CMC Group closed on a $236 million construction loan for Brickell Flatiron. The 64-story, 549-unit condo tower is currently under construction in Miami's Brickell Financial District and is scheduled to be completed in 2019. Brickell Flatiron is over 60% sold and are under hard contract, bringing the total sales volume to over $300 million. This follows large construction loans recently closed on by major developers such as the $225 million loan for the Zaha Hadid designed One Thousand Museum and $285 million loan for PARAMOUNT Miami Worldcenter.
