The iconic, historic Design District building that at 4000 NE 2nd Avenue that has served as the former Buena Vista Post Office as well as the former home of designer Philipp Plein's Billionaire brand's flagship location, has sold for $8.125 million. Sale closes at $3,552 per square foot for the 2,287 SF building that was originally built in 1921. The buyer, according to The Real Deal, was the same New York-based investment group which purchased Power Studios, also in the Design District, in June 2015. Chariff Realty Group President Lyle Chariff and Steve Budin purchased the building for $479,000 in 2003. When Plein purchased Billionaire, which was already in the space, a new agreement for the space could not be met and the building was put for sale. The sale is just one of an increasing number of high-priced deals on Design District real estate which as seen Redsky Capital and JZ Capital Partners invested over $233 million in Design District, Harbor Group International purchased a retail building for $21.5 million located at 111 Northeast 40th Street at $2,445 SF, and David Edelstein and partners purchased 140 NE 40th Street for $10 million at $3,704 SF.

Suites range from studio, one-bedroom and two-bedroom layouts with sizes ranging from 530 SF to 1,200 SF. The accommodations can be used for visiting friends and relatives and helps enhance residents standard of living when guests come to town. PARAMOUNT Miami Worldcenter is now over 60% sold with over $300 million in sales. The 513 luxury-condo residential tower is expected to be delivered Q1 2019. now 90% sold. The South Tower is 50% sold in the two tower luxury beachfront development on Fort Lauderdale Beach by The Related Group and Fortune International Group. They reported $54 million in sales over the last 45 days.
Auberge Beach Residences and Spa features 171 condos which feature spacious oceanfront terraces with private pools, floor-to-ceiling glass, private elevators, gourmet kitchens. PROFILEmiami had the exclusive opportunity to sit down with Eric Fordin, VP of Related Group & Wendy Marks Pine, the Sales Director of HYDE Resort and Residences as well as at HYDE Beach House. Related Group has been one of the major driving forces behind development on the strip, find out how they are continuing to shake up the Hollywood and Hallandale Beach markets with their HYDE brand condo resort developments.
PM: Why did Related choose Hollywood? What made it an attractive location for HYDE?
EF: We believe in the Hollywood/Hallandale Area. It’s proximity to Ft. Lauderdale, Bal Harbour, Miami Beach and Downtown Miami makes this locale as the epicenter for what’s hot in South Florida. That in itself is what drew us to the HYDE Brand.

EF: We love this area! Four of our Executives live/have second homes in this area. We believe and hope that the attention from these projects cast a favorable light on this amazingly Beautiful City.
WM: It has been great for the city of Hollywood. HYDE has everything that a high-end resort would offer including a beach club, a full service spa, multiple swimming pools, Terrazas Restaurant, a coffee shop/ bakery and so much more.
PM: There has been much development in Hollywood over the past few years. Why just now is there an uptick in interest?
EF: We have always believed in the Hollywood/Hallandale Area. The ability to conjure up land has become more difficult over the years, but that being said the Hyde projects marks our 9th and 10th project on this short stretch of the barrier island.
PM: What else does Related Group have in-store for Hollywood?
EF: We are working on a number of Amazing projects which we hope to unveil soon.
WM: HYDE Beach House is across the street on the Intracoastal Waterway and sales are strong. The building will have 77 condos and 265 resort condominiums. Units are available for purchase with prices starting from $700,000.

Miami Top Major U.S. City in 2016 For International Immigration
