After closing a $58 million construction loan from Bank of the Ozarks, The Related Group and East End Capital have broken ground on Wynwood 25, the area's first major residential project to be built under the 2015 Neighborhood Revitalization District plan's zoning changes. Wynwood 25 is slated to bring 289 rental apartments, a host of embedded amenities, 31,000 square feet of retail and 340 parking spaces to Wynwood. The efficiently-sized units are designed to add desperately-needed reasonably priced living options to the city’s most creative and artistic neighborhood. Projected to rent for under $2,000 per month. East End Capital announced in May that The Related Group has acquired a 50% partnership interest in its Wynwood 25 project and they both co-control the development.

Floorplans will come in studio and one bedroom layouts. Units will feature 10' to 12’ ceilings, luxurious kitchens and bathrooms, and full-sized washer/dryers. Amenities will include a large state-of-the-art fitness center with yoga studio, collaborative work-from-home spaces, a coffee lounge opening onto the building’s 12,000 square foot green courtyard, bike storage, package storage, and dog wash facilities. It will also feature a landscaped roof terrace that includes a pool, barbeque, movie screen, outdoor and covered work areas, and green areas from which to take in the best views in Wynwood. Substantial art programming will be integrated into the building exterior, the paseo and the building interiors, creating a distinctive living experience.

Related Group Buys into Wynwood 25 Rental Project as Jorge Perez Calls Wynwood "Very Hot"
Related Group has bought into Wynwood 25, a residential rental project in Wynwood, a neighborhood in which Jorge Perez has previously called "very hot." Wynwood 25 will now be a joint venture between Related Group and East End Capital, a New York based real estate developer. Wynwood 25 will feature 289 micro-units which will range from 400 SF to 1,200 SF and prices starting at $1,400 per month. 80% of the units will be priced under $2,000. The building will be designed by Kobi Karp and will also feature 31,000 SF of ground floor retail and 340 parking spaces. Groundbreaking is expected for summer 2017.
Wynwood Design Review Committee Approves Mixed-Use Wynwood Walk
The Wynwood Design Review Committee has granted approval to Thor Equities to build Wynwood Walk, a mixed-use project located at 2800 NW 2nd Ave. Wynwood Walk will be designed by Oppenheim Architecture and features 20,398 SF of commercial space including ground level retail and restaurants on the 2nd floor. There will also be 36,884 SF of adaptive commercial space between 3 existing warehouses on the property.
Mana Unveils Plans to bring Americas-Asia Trade Center & International Financial Center to Wynwood
Moishe Mana continues his commitment to developing the Wynwood neighborhood and helping make Miami a global business hub. The developer has unveiled plans to build the Americas-Asia Trade Center & International Financial Center (TCIFC) at his Wynwood development site. Phase 1 of the project will include developing 4.68 million SF over the 8.5 acre site including 1 million SF of "Class A" office space, 75,000 SF of retail and restaurants, a 400-room hotel and 90,000 SF of public space including landscaped parks, gardens and walkways. Groundbreaking is expected in 2018.
Gateway at Wynwood Proposed on North Miami Avenue
Gateway at Wynwood has been proposed by an affiliate of R&B Realty in New York, for a 1.1-acre site between Northwest 29th Street and 30th Street on North Miami Avenue. The project will be a 12-story, 464,700 SF office building designed by Kobi Karp with 184,000 SF of office space with 34,000 SF of ground floor retail, 574 parking spaces and a rooftop amenity deck. The proposal is currently under review by Miami's Urban Design Review Board.
Mixed-Use Wynwood Park to Bring Open Park Space & Retail to Wywnood
Developer Metro 1 is bringing Wynwood Park, a much needed new mixed-use development with a focus on green space to Wynwood. Wynwood Park will feature an acre of open green public park space adjacent to Wynwood Walls. The development will also include an adaptive retail concept. It was designed by MKDA Architecture and was introduced at CIASF's 2017 Wynwood Market Report Presentation event. Leasing has already begun. Wynwood Park will be located at NE 2nd Avenue and 26th to 27th Streets. Wynwood has boomed in recent years, first getting its boost from the unique street art that developed into a full art scene. The neighborhood has seen rising prices as it has attracted a number of restaurants, galleries, shops and nightlife to create a vibrant scene in a once industrial setting.
