Construction Update: South-of-Fifth's Louver House from Mast Capital Nears TCO
Mast Capital's Louver House, located in South of Fifth at 3rd and Meridian, is cruising towards completion. Designed by award-winning architect Rene Gonzalez, the four-story boutique property features 12 exclusive luxury residences and is on track to receive its TCO by the end of June 2017. Louver House complements the residential, walking neighborhoods lush, natural environment. The city of Miami Beach asked that the original bungalow that stood on the property be restored in some way, so Mast Capital created a public walking space via a louvered bungalow, paying hommage to the area's original beachside setting.

A New Trader Joe's in Miami Beach Breaks Ground, Expected to Open Late 2018
Trader Joe's has broken ground on a new Miami Beach location located at 17th Street and West Avenue. The store is expected to to open in late 2018 and will be Trade Joe's first location on Miami Beach. The storefront will be part of a larger, 5-story project by Turnberry Associates and Elion Partners, which includes 28,000 SF of retail, residences including loft apartments and townhomes as well as 200 parking spaces. The building is being designed by Touzet Studio and Stantec.
Eleven on Lenox Sales Gallery to Open in June As South Beach Continues to Develop
South Beach has long been one of the United State's most iconic zip codes, fusing culture, tourism and nightlife. Despite this, areas of South Beach have remained stale and stagnant to the development community until now. Developers have set their sites on the West Ave. pocket just west of Alton Road along Biscayne Bay from Lincoln Road through 5th Street. At the center of this exciting neighborhood shake-up will be Eleven on Lenox from Shoma Group. Eleven on Lenox will feature a collection of 11 "ocean-inspired beach homes" which match the "spirit of the coastal retreat, infused with the luxury, style and sophistication of a private home in one of the most desirable neighborhoods." The project will be located at Lenox Ave. and 15th Street. Townhomes will start at $2.9 million and range from 4,403 SF to 4,669 SF. The project is designed by Zyscovich Architects and interior design by Charles Allem. Residences will be three floors and future Gaggenau appliances, smart lighting system, Poliform kitchens, four parking spaces, private elevators, rooftop terrace, summer kitchen and a pool. Eleven on Lenox is walking distance from both Lincoln Road and the beach and will emerge residents in the heart of South Beach. The on-site sales gallery is expected to open in June.

The facelift will also leave most of the front facade in tact, especially the parts with historical MiMo Art Deco features. The currently operating spa will not be affected by the facelift. The proposal also addresses sea level rise and was approved by the Miami Beach Design Review Board.
