Mast Capital has completed their first luxury condo development, South-of-Fifth's Louver House. Designed by award-winning Miami-based architect Rene Gonzalez, the 4-story building features 12 residences which pay homage to the rich history of Meridian Avenue. Gonzalez started by preserving the memory of a historic Belvedere bungalow that was once on the Louver House site by creating a louvered bungalow that will be the focal point of the entrance. Mast Capital also brought on artist Michele Oka Doner to create artwork that will hang in the lobby area. The space will be draped with plants from landscape architect Savino & Miller. Only 4 residences remain for sale. Louver House will commence closings mid-August. Buyers, who are predominantly end-users, can now move in and start enjoying their large, landscaped terraces; proximity to the beach; the property’s beach concierge service as well as its neighboring shops and restaurants. Remaining residences start at $2.5 million to $3.1 million. Sales and marketing for the Louver House are exclusively handled by ONE Sotheby’s International Realty.
“We’re excited to finally present Louver House because it has all the key elements buyers are looking for in today’s luxury residential real estate market,” says Camilo Miguel Jr., CEO of Mast Capital. “To us, luxury is about amazing finishes, expansive spaces and the ability to enjoy a sense of privacy. This building offers a unique lifestyle that places residents in one of Miami Beach’s most exciting neighborhoods, but because of its small scale, also serves as an exclusive, family-friendly enclave.”
“The architectural design for Louver House has everything to do with the beauty of the building’s surroundings; we wanted to create a substantial and substantive piece of architecture that pays deference to its environment and urban condition,” says architect Rene Gonzalez.
Construction Update: South-of-Fifth's Louver House from Mast Capital Nears TCO
Mast Capital's Louver House, located in South of Fifth at 3rd and Meridian, is cruising towards completion. Designed by award-winning architect Rene Gonzalez, the four-story boutique property features 12 exclusive luxury residences and is on track to receive its TCO by the end of June 2017. Louver House complements the residential, walking neighborhoods lush, natural environment. The city of Miami Beach asked that the original bungalow that stood on the property be restored in some way, so Mast Capital created a public walking space via a louvered bungalow, paying hommage to the area's original beachside setting.
“Like all of my work, Louver House is designed to both reflect and respond to its environment. The building embraces the tropical qualities of the South of Fifth neighborhood and reinterprets them for contemporary living," said architect Rene Gonzalez.
“Louver House offers everything that today’s buyers are looking for, including luxurious amenities and an extremely desirable location walking distance to some of the best restaurants and our beach club,” said Camilo Miguel Jr., CEO of Mast Capital. “This milestone gets us one step closer to delivering the Louver House lifestyle.”
“This project broke ground in December 2015 and has progressed very nicely, reaching each progress point on target. Our team is excited to reach the next and final step, completion,” said Beauchamps Construction president Dean Thomas.
Louver House features a number of amenities, including a health club with an outdoor yoga area, pool deck with negative edge pool, landscaped lounge area, rooftop terrace, sunken lobby gardens as well as electric vehicle charging stations. Units at Louver House range from 2,088 to 2,432 square feet and prices range from $2.5 million to $3.9 million. All residences will be outfitted with unique kitchens from luxury Brazilian designer Ornare’s new “High Line” collection. Sales and marketing for the Louver House are exclusively handled by ONE Sotheby’s Realty and there are a few units left.
The Standard to Get Major Facelift, To Demolish Lido Spa Hotel
The Standard Miami Beach, located on the iconic Venetian Islands, is about to get a major facelift. It is expected that they will demolish the Lido Spa Hotel and the Lido Bayside Grill and replace it with a new 3-story structure that features ground floor parking and hotel rooms. The hotel room count will remain at 100 and the redesign will be headed up by Rene Gonzalez. The facelift will also leave most of the front facade in tact, especially the parts with historical MiMo Art Deco features. The currently operating spa will not be affected by the facelift. The proposal also addresses sea level rise and was approved by the Miami Beach Design Review Board.
