Habitat Group, a full-service asset management and development company, is launching sales at the second tower of their latest project, Smart Brickell, a mixed-use retail, condo and hotel development sitting on 1.23 acres along SW 9th Street.

Brickell Flatiron, which is the only remaining condo under construction in Brickell, has released a sneak peek of a finished residence showcasing the top-of-the-line materials and finishes hand-picked by developer Ugo Colombo from his native Italy. Hailing from Milan, Ugo is known for his meticulous attention to detail and ability to deliver a bespoke product, whether that means flying in Italian craftsman to lay porcelain tile or importing everything from hardwood doors, marble baths, and terracotta cabinetry from his home country. The interiors are designed by legendary Italian architect, designer and creator Massimo Iosa Ghini of Ferrari and David Bowie fame and the Miami-based Luis Revuelta is responsible for the building’s exterior. Construction crews are aiming to top off the tower in December and will open in mid-2019.
Sales at Brickell Flatiron have been strong as the tower is now 85% sold. In September, a penthouse in the tower sold for a record-breaking $13.2 million, the highest price paid for a condo in the Brickell submarket since 2007. Buyers are coming from major US cities, whereas this time last year, 70% of Brickell Flatiron’s condos were selling to Latin American buyers, whereas today 80% of sales are being inked with local and domestic buyers.
When complete, Brickell Flatiron will stand 736' and will be one of the tallest residential towers in the U.S. Units range from 1 to 5 bedrooms starting at $500,000 and ranging up to $15.5 million for penthouses. Brickell Flatiron's amenities include an 18th floor amenity deck with a resort style pool, 24-hour concierge, billiard and cigar room, wine cellar, valet, electric car charging stations and a 64th-floor rooftop that will feature a Sky Spa, Sky Pool and Sky Gym along with stunning 360 views of Biscayne Bay, Brickell, Downtown Miami, Coral Gables, etc.

Miami-Dade commissioners have voted to award a $14.3 million construction contract to build the Brickell Backyard portion of the Underline. OKO Group’s latest development, the nautically-inspired Una Residences, has now been approved by Miami’s Urban Development Review Board. This key step brings the 47-story condo building, proposed for 175 SE 25th Road, a little closer to inception at the crossroads of Coconut Grove and Brickell.
The building will feature 135 waterfront condos starting at $942,000, an underground parking garage, and public baywalk that connects to an adjoining park. The review board granted a request to allow ingress for vehicle entries at the loading docks and service area, which will pave the way for the demolition of the current structure.
This process of condo termination and redevelopment has been fueled by CEO of OKO Group, Vladislav Doronin’s confidence in the site, which he began to assemble back in 2016 by buying out current residents at nearly double the expected market value. “There has been no new construction here for the last 10 years,” says Doronin. “We were lucky to manage to purchase this site. And for the near-future, no one else is going to build here. We won’t have any competitors in South Brickell.”
This developer strategy of parcel identification and repurposing can be expected to continue in the upcoming real estate cycle as waterfront property becomes more scarce in Miami. Sales for Una, which are being handled exclusively by Fortune International Realty, went live back in March. Cash buyers have been the cornerstone to Una’s pre-sale success, most coming from overseas, since the building has not yet secured any form of traditional financing.
The project is expected to be completed by 2021.
