Oleta Partners LLC, a partnership between real estate bigwigs LeFrak and Turnberry Associates, has secured a $101 million HUD-insured loan from Wells Fargo for their North Miami development SoLeMia. SoLeMia will ultimately be a 183-acre master-planned community around a 10-acre lagoon with beaches.

CK Prive Group to Build Mixed-Use Project on Biscayne Blvd. in North Miami Beach
CK Prive Group is planning to build a mixed-use project on Biscayne Blvd. in North Miami Beach. The development will be designed by Arquitectonica and will be located at the intersection of Biscayne Boulevard and 163rd Street. It will feature 198 residential apartment units, 160 hotel rooms, 130,000 SF of office space, 200,000 SF of retail and 1,400 parking spaces. Leasing is under way with retail leases asking around $50 to $70 per foot.
2nd Mignonette Location to Open in North Miami Beach
North Miami Beach will have a new hot spot on Biscayne Boulevard as Chef Danny Serfer's Downtown seafood staple Mignonette will open a second location at the old Gourmet Diner owned by Rockwell Holding Group. The Gourmet Diner location is a 2,300 SF restaurant space at 13951 Biscayne Blvd. While the terms of the deal will remain private the list price was about $192K per year or about $16K per month triple net. Rockwell Holding Group is owned by Brett David who also owns the nearby Prestige Imports exotic car dealership. They purchased the old Gourmet Diner for $1.6 million in 2012. Serfer opened Mignonette two years ago and aims to preserve much of the historical charm of the old Gourmet Diner in his new restaurant.
SoleMia Completes Road Work, To Break Ground on 2 Residential Towers
Miami Beach's SoleMia is moving ahead after completing the necessary road and site work needed to proceed with the development. SoleMia is a 183 acre, $4 billion megaproject by developers Jeffrey Soffer, Jackie Soffer and Richard LeFrak. The Soffer's Turberry Associates and LeFrak families are two of the oldest development families in Miami and have played a major roll in the evolving landscape of the city. The development will result in about 11 condo towers and retail surrounding two artificial ten-acre lagoons. They will start the project with 2, 200-unit residential condo towers located on Biscayne Bay which will break ground in early 2017. Two were previously built on the site in 2007 during the last development boom. The two new residential buildings are expected for completion in 2018. The retail part of the project will be known as SoleMia Mainstreet and will feature 400,000+ SF of retail including a grocery store, bowling alley, dine-in cinema, sporting goods store and restaurants.
