Under Mr. Simkins’ leadership, the company’s world-class projects are reshaping communities and elevating the Miami lifestyle. Lion Development is also collaborating with Terra Group on Miami Tropic, a new residential development in Midtown Miami. This world-class project will deliver refined living in one of the city’s most established and connected neighborhoods, linking residents to Miami’s key economic and cultural centers.

As a lifelong Miamian, Mr. Simkins is passionately committed to Miami’s dynamic growth. “The world is paying attention to Miami,” he says. “I see our city continuing its evolution with world-class architecture and cultural spaces. By attracting top corporations and higher-paying jobs, Miami will gain greater global recognition and influence.”

Beyond his role at Lion Development Group, Mr. Simkins is a key player at E11EVEN Partners, the visionary team behind the renowned E11EVEN Miami brand, which includes a nightclub, hotel, residences, vodka line, and audio equipment. His strategic insight has propelled the brand beyond hospitality, cementing its status as a premier lifestyle brand.

The Simkins family, with deep roots in South Florida, is celebrated for its contributions to community-focused projects that foster sustainable economic growth and bring international visibility to the region. Early in his career, he focused on large-scale hospitality and all-inclusive resort developments across the U.S. and the Caribbean. His work played a key role in the revitalization of Miami Beach’s iconic Art Deco District, using thoughtful restoration techniques that helped preserve and reimagine the area’s historic charm. Today, Karp continues to lead groundbreaking projects across the globe.

Most recently, he is overseeing the design of Selene Oceanfront Residences in Fort Lauderdale—one of South Florida’s newest luxury residential developments, blending contemporary elegance with Karp’s signature attention to detail and contextual sensitivity. Karp also designed The Surf Club at The Four Seasons Surfside and the Cadillac Hotel in Miami Beach.

As CEO of Modani Furniture, a national retail furniture chain, Nathan has led the brand’s transformation into a modern design leader, providing turnkey furnishing solutions for residential developments, luxury rentals, and boutique hotels across the United States.

Nathan is the creator of Modani Residences—a program that allows developers to elevate their buildings with curated furnishings, branded lifestyle elements, and fully furnished units tailored for today’s discerning renters and buyers. Most recently, he expanded the concept into the hospitality space, launching a Modani Hospitality initiative that allows hotel operators to monetize their guest experience by offering Modani-designed rooms and shoppable interiors.

With a unique blend of retail expertise and development insight, Nathan helps bridge the gap between design and ROI, supporting developers and hospitality operators in delivering memorable, high-impact spaces. He believes that exceptional design is not just aesthetic—it’s strategic.
