Turnberry Ocean Club Residences Breaks Ground at 40% Sold
Turnberry Ocean Club Residences has officially broken ground in Sunny Isles Beach. Construction was originally planned to begin in the spring of 2016, but a slow in sales has caused delays. The building will break ground at just 40% sold. Turnberry Ocean Club Residences is being developed by Beach Club Acquisitions LLC, an affiliate of Turnberry Associates led by Donald Soffer, Jeffrey Soffer, and Jackie Soffer. The building will be designed by Carlos Zapata and Robert Swedroe. It had originally been reported that 2/3's of the early buyers were from South America and Europe as well as a completion date of 2018.
Turnberry Ocean Club will be a 649-foot tall tower and residential complex consisting of 154 units at 54 stories. The units range from 2,900 SF to over 10,645 SF. Pricing ranges from $3.9 to $35 million with the higher-end of the scale consists of duplexes that come complete with their own swimming pools, starting at $19.5 million. The building will feature first class amenities including Sunrise and Sunset Infinity-Edge pools, indoor and outdoor fitness centers, a pet retreat, pool bar, salon, restaurants and cocktail lounge. The pools are rooftop to allow for breathtaking views of Sunny Isles to be enjoyed by all residents. The building also features a Sky Club from floors 30 to 32. Jade Signature Tops Off at 57 Stories
Fortune International Group's Jade Signature residential condo tower in Sunny Isles Beach has topped off at 57 stories. As of now the tower stands as the second tallest structure in Sunny Isles at 636 feet, just behind Porsche Design Tower which is 641 feet. Muse will pass both to 649 feet by the end of 2016. Jade Signature is located at 16901 Collins Ave. and is slated to open by the end of 2017. The building was designed by Herzog & de Meuron and will feature 192 flow-through units. Prices range from $3.9 million and 1,581 SF for a 1 bedroom + den with 2 baths to $33 million for a 5 bedroom, 6,407 SF penthouse. According to the developer, over 90% of the project has been sold.
Jade Signature features lush, landscaped grounds with beach access, a beach grill, resort style amenities including a lagoon style pool, fitness center and spa, wine cellar, library, teens lounge, 24 hour concierge and valet along with more five-star amenities that buyers demand in such a high-end, luxury building. Jules Trump's Trump Group and Coast Construction Sued for Mansions at Acqualina
Jules Trump and Trump Group are under fire as Alexey and Inna Knyshova and their children, a Russian family that purchased unit 1701 in The Masions at Acqualina, have filed suit against both Trump Group and Coastal Construction. The suit alleges defects and damages including mold stating “improper construction of the Family Apartment rendered it uninhabitable, unfit for its particular purpose, and unmerchantable.”. They also stated that the defects led to health issues for the family and a sprinkler malfunctioned which flooded the apartment. The suit also states that “Neither the Developer, the Association, nor the Property Manager took any action to correct or ameliorate the water intrusion coming from the South West street-facing window for the next eight (8) months." Jules Trump has responded by telling The Real Deal that the allegations are a “twisted way of extorting (him)." The Knyshova's purchased the unit in August 2015 for $ million. The Mansions at Acqualina is a 47-story condo tower located at 17749 Collins Ave. in Sunny Isles Beach.

There has been a price drop at The Mansions at Acqualina as Unit 3802 listed by Chad Carroll has been reduced from $8,205,000 to $7,995,000. Sales Healthy at the Estates at Acqualina
Despite reports and feelings of a slowdown, sales are healthy at the Estates at Acqualina. Jules Trump of The Trump Group, the developer behind the Estates at Acqualina, told Bisnow that sales are strong and over 100 of the 265 units have sold since sales launched last month. The developer is racing to break ground by the end of the year.
Trump said, “I have heard that others are struggling, but if every week goes like this past week, we'll have a building in the sky very soon.” Buyers must place a 45% deposit at time of groundbreaking. The Estates at Acqualina features 265 family oriented units range from $3.9 million to $48 million and 2,800 SF to 13,000 SF. The development will feature twin 50 story towers with a lobby designed by Karl Lagerfeld.
Château Beach Penthouse Sky Villa Listed for $25 Million
The two-level penthouse at Chateau Beach in Sunny Isles is currently listed with The Carroll Team for $25 million. The 4 bedroom 9 bathroom sky villa is 9,050 SF has over 4,500 SF of outdoor space on the wraparound terrace complete with a private pool. It is the second most expensive unit on the market in Sunny Isles behind the Regalia Beach House at $35 million.

Sunny Isles will soon have a new take on exclusivity and private living. Despite a legal battle with nearby homeowners, construction is well underway on the Privé at Island Estates condo project in Aventura. Privé will be a 160 unit, 16-story project with an expected delivery in early summer of 2017. The project is being developed by BH3 and Gary Cohen with Sieger Suarez and interiors by Steven G. Pricing ranges from $2.1 million to $11.4 million and units come in 2,3,4,5,6 and 7 bedroom layouts which range from 2,585 SF to 9,500 SF. About 25% of the pre-construction buyers have been from South Florida, which is very rare new-construction in Miami. The development will also feature a state-of-the-art gym and spa in each tower, full-service staff, private dining, poolside cafe, wine room, cigar room, tennis courts, multiple swimming pools, a marina and natural jogging trails.
