Florida East Coast Realty Sells Brickell Waterfront Development Site For Record $363 Million In Mega-Deal
Florida East Coast Realty has sold a 2.5 acre prime waterfront development site in Brickell in a mega-deal for a record $363 million. The transaction breaks the previous record set when the former Miami Herald site in Downtown Miami sold for $236 million. The buyer paid roughly $145 million per acre, $3,340 PSF dirt value, for the site which is located at 1201 Brickell Bay Drive.

Miami is set to get its first supertall in the fast emerging Downtown neighborhood, as Tibor Hollo's Florida East Coast Realty is gearing up to begin construction on the 1,049', 92-story, Kohn Pedersen Fox (KPF)-designed One Bayfront Plaza in 2019. Demolition of an existing office building on the current site is scheduled for the first half of 2019.

Construction Update: Panorama Tower Passes Four Seasons Miami, Becomes Tallest Building in Florida
Panorama Tower from Tibor Hollo's Florida East Coast Realty has passed The Four Seasons Miami as the tallest building in both Miami and in the state of Florida. Construction has passed the 85th floor. Top-off will be around 843 feet, 868 with the antenna. The Four Seasons Miami is 789 feet. Construction costs for Panorama Tower are expected to be around $800 million and it will have a total gross floor area around 2,600,000. The building includes 821 residential apartment units, a 208-room Hyatt Centric hotel, resort style pool deck, a pet daycare, wine room, private dining room, three movie theaters, electric car-charging stations, 50,000 square feet of high-end retail space, and 100,000 square feet of office/ medical space. Panorama Tower was designed by Moshe Cosicher and the interior design concept is by Zyscovich Architects.
Tibor Hollo to Break Ground on 92-Story One Bayfront Plaza in January 2019
Tibor Hollo's Florida East Coast Realty expects to break ground on the 1,049 foot, 92-story One Bayfront Plaza in January 2019 with completion is expected at some point in mid to late 2022. The 1,049 foot design by architectual firm Kohn Pedersen Fox will maximize the height approved by the FAA. One Bayfront Plaza will feature 902 apartments, 200 hotel rooms, 532,000 SF of Class A Office Space, 103,959 SF of retail, pedestrian bridge to the metromover and 1,055 parking spaces. The residences and hotel will feature a sky recreation deck which will have 2 pools, one being for residents and one for hotel guests. There will also be another amenity deck on the 40th floor. One Bayfront Plaza Plans Submitted by Tibor Hollo
Plans for One Bayfront Plaza have been submitted for review for the 92-story, 1049-foot tower. Tibor Hollo had filed in September to raise the permitted height to 1,044-feet from the original approved 1,005-feet. The updated plans show the tower will feature 902 apartments, 200 hotel rooms, 532,000 SF of Class A Office Space, 103,959 SF of lower level retail, a pedestrian bridge to the Metromover, and 1,055 parking spaces. One Bayfront Plaza will be designed by architect Kohn Pedersen Fox. Demolition of existing buildings could begin in 2019 and construction could be completed by 2023.
