What is hospitality real estate? In real estate, hospitality consists of a wide range of product types including hotels, restaurants, luxury shopping centers, water parks, amusement facilities, golf courses and cruise ships. Miami-Dade has gained nearly 50,000 new residents over the past several years. This surge in population occurred alongside historic levels of domestic tourism, foreign arrivals to Miami International Airport increased by more than 70% in 2022 and visitor volumes at the Port of Miami improved nearly 5X that same period.
These factors spearheaded local consumer spending, which greatly benefited retail fundamentals. Miami Design District has evolved into one of the hottest and most visited shopping districts in the world, home to stores such as Louis Vuitton, Rolex, Chanel, Dior, etc. Many of the world’s top restaurants have also opened in Miami including Queen, CARBONE, Contessa, MILA, ZZ’s Club, Amal, Sofia, Avra, the list goes on and on.
This massive influx of travelers also jolted local hotel demand to unprecedented levels, with the total number of booked room nights now exceeding 17 million annually. Hotel revenues also rose by more than 20%, with the figure eclipsing $180 per available room late last year. Total occupied room nights are projected to exceed last year’s total, setting a new record.
