Russell Galbut of GFO Investments recently completed two projects overlooking both sides of Biscayne Bay, delivering the tallest tower in Miami Beach, Five Park and The Gale Hotel & Residences, Miami in Downtown Miami. He is now developing 14 Roc in Downtown Miami’s Arts & Entertainment District.
Isaac Toledano’s BH Group has been very active in South Florida, recently breaking ground on Six Fisher Island and launching Viceroy Residences Aventura in partnership with Related Group. BH Group has also teamed up with Lennar to develop Greenview at Presidential also nearby Aventura.
Carlos Rosso leads Rosso Development and is nearing completion of The Standard Residences, Midtown Miami. Rosso development also recently launched sales of Midtown Park Residences by Proper as part of a $2 billion mixed-use development in Midtown Miami.

Russell Galbut, Founder, GFO Investments
Russell Galbut is the Managing Principal and Co-Founder of Crescent Heights, one of America’s largest and most respected residential real estate development firms. He is also the Founder of GFO Investments.
With 35 years of experience at Crescent Heights, in the urban mixed-use real estate sector, Mr. Galbut has established Crescent Heights as a “best in class” developer with a proven track record in both new construction and renovations. The company has been active in more than 15 major metropolitan markets across the United States, developing over 50,000 residential units and pioneering innovative concepts such as the condo-hotel model, including the world’s largest condo-hotel, the Ala Moana in Hawaii. In 2025, Mr. Galbut will celebrate his 50th anniversary of building “homes in the sky,” a milestone achievement in his celebrated career.
After obtaining his CPA, he transitioned into development, beginning his first condominium projects in Miami Beach in 1976. While actively building and developing properties, Mr. Galbut attended the University of Miami School of Law, earning his J.D. and admission to the Florida Bar in 1980. In 1989, he co-founded Crescent Heights alongside his current partners.
Under Mr. Galbut’s leadership, Crescent Heights has successfully completed numerous high-profile conversion projects in Miami Beach, including the Decoplage, Shelborne, Carriage Club, Carriage Club North, Castle Beach Club, Carriage House, The Pavilion, and Casablanca. Collectively, these projects have elevated the assessed values of these properties to over $2 billion. Crescent Heights continues to lead in national development, with ongoing projects in five U.S. cities.
In addition to his real estate ventures, Mr. Galbut was a founding director and investor in Prestige Cruises, which owned Regent Seven Seas and Oceania Cruises—brands later sold to Norwegian Cruise Line Holdings (NCLH). A former chairman of NCLH, Mr. Galbut served on its board for over 23 years.
Most recently, he has spearheaded the launch of the 51-story Gale Miami Hotel & Residences in Downtown Miami and the opening of ultra luxury residential projects Forma, 72 Park and Five Park, also in Miami.
Mr. Galbut remains active in various public, charitable, and private organizations. He serves on the Board of Trustees for the Simon Wiesenthal Center and is an advisory trustee member of the Cornell University School of Hotel Administration.

Carlos Rosso, Founder, Rosso Development
Carlos Rosso is an industry visionary who has been a driving force behind some of the most prominent development opportunities in South Florida for more than two decades. After nearly twenty years at the Related Group, Rosso formed Rosso Development in 2020, a fully integrated development firm with expertise in virtually every aspect of the industry including construction, project financing, land acquisition and sales and marketing.
Rosso has pursued several opportunities focusing on high-end boutique developments including the transformative Midtown Park Residences by Proper and the first-ever Standard-branded residential property, The Standard Residences, Midtown Miami.
As the president of the condominium and international development divisions at the Related Group, Rosso oversaw all facets of domestic condominium development as well as internationally in countries like Mexico, Colombia, Brazil, Argentina, Uruguay and Panama.
Over the course of his career, Rosso has developed well over 16,000 units, and under his leadership, Related successfully delivered iconic projects including the 1,600 unit Paraiso District in Miami, the company’s largest project to-date; Auberge Beach Residences and Spa in Fort Lauderdale, the first entirely residential project for the revered hospitality brand; SLS Cancun & Residences in Mexico, which sold out less than 24 months after launching; and V:HOUSE in Brazil, a luxury boutique property in the up-and-coming financial district, to name a few. The next batch of projects to complete includes Residences by ARMANI/CASA designed by César Pelli, Hyde Beach House and Park Grove by OMA/Rem Koolhaas.
Prior to his time at Related, Rosso held a number of positions across global development firms, having served as Vice President of Real Estate Development for Investment Properties Ltd. in Boston; and ten years as Project Director for Besix International, overseeing the development and construction of over ten million square feet of multi-family, hotel and office buildings in Europe, the Middle East and Africa.
Rosso graduated summa cum laude from the Universidad de Buenos Aires with a Master’s degree in Architecture. He also earned a Master’s degree in Real Estate Development and Finance, with the highest honors, from the Massachusetts Institute of Technology (MIT).
