North Miami Beach will have a new hot spot on Biscayne Boulevard as Chef Danny Serfer's Downtown seafood staple Mignonette will open a second location at the old Gourmet Diner owned by Rockwell Holding Group. The Gourmet Diner location is a 2,300 SF restaurant space at 13951 Biscayne Blvd. While the terms of the deal will remain private the list price was about $192K per year or about $16K per month triple net. Rockwell Holding Group is owned by Brett David who also owns the nearby Prestige Imports exotic car dealership. They purchased the old Gourmet Diner for $1.6 million in 2012. Serfer opened Mignonette two years ago and aims to preserve much of the historical charm of the old Gourmet Diner in his new restaurant.
Ernst & Young and Regus Sign Leases at Two MiamiCentral
Ernst & Young and Regus have been announced as the anchor tenants at Two MiamiCentral, the new 190,000 SF Office Building in Downtown Miami. Two MiamiCentral is part of Downtonwn's 11-acre MiamiCentral initiative which also includes MiamiCentral Station which is the future home of the Birghtline. 60% of the potential office space at Two MiamiCentral is now leased as Florida East Coast Industries and Moss & Associates will also occupy the building which was designed by Skidmore, Owings & Merrill and will open in 2017. For Ernst & Young, the lease will be 108 months with two 60 month options. Along with an affiliate of All Aboard Florida, they have filed a Memorandum of Office Lease for 23,163 SF of the office space. Rail service will also commence in 2017. Sunset Place Primed for Redevelopment
The new owners of Coral Gable's Sunset Place are planning to eliminate the mall and redevelop the property into new mixed-use hotel, residential and retail project. The new project will be designed by Zyscovich and will feature 414 residential units and 182 hotel room units. There will also be a pedestrian friendly retail portion with a public square, 30-foot tree lined sidewalks and shady canopy over storefronts. They plan for the store-mix to be more locally curated as opposed to that of standard, 1990 style national mall style chains. They plan to retain AMC Movie Theaters, LA Fitness and GameTime Arcade. The close proximity to transit such as the Gables-South Miami Line. Federal Realty Investment Trust, Grass River Property, and Comras Company purchased the property in 2015 for $110 million and will head-up the redevelopment efforts as they plan to breathe new life into the struggling landmark shops which are now very dated. Plans for the redevelopment effort were recently submitted to the city and they will have an initial public hearing before the city commission votes in early 2017. The partnership also purchased Coconut Grove's Cocowalk earlier this year and will submit plans for a complete makeover of that property as well.

Aloft South Beach Sells for $105 Million, Now The Gates Hotel
JMH Development has sold Aloft South Beach to Rockpoint Group for $105 million as of last week. The deal was reported to be for $446,809 per key for the 235-room hotel which will now operate as The Gates Hotel South Beach. JMH Development acquired the property in 2004 for $12.5 million and converted it into a hotel in 2011 with Lightstone Group. It opened as an Aloft Hotel in 2015 and is located at 2630 Collins Ave. on Miami Beach directly across from One Hotel and features Continental Miami, a Stephen Starr American Fusion Restaurant.
New Renderings Released of Hyde Midtown
The Related Group and Dezer Development have released new, updated renderings of Hyde Midtown, their 31 story, 372 ft tall residential condo building in Midtown. The new renderings show a putting green, tennis courts, private dog park along a beautifully landscaped pool area. Designed by Arquitectonica, the residence will feature about 337 condo units and 60 hotel units. The hotel portion of the project will be managed by SBE, who continue to extend their exposure in Miami to Midtown. There will also be 21,745 SF of retail space and 526 parking spaces. Arjun Waney to Open New Latin-Asian Concept DÔA With Flagship Location in South Beach
Arjun Waney, owner of Zuma and Coya, is bringing a new concept to South Beach at 2000 Collins Ave. The London-based restauranteur will launch in new Latin-Asian Fusion concept dubbed DÔA in South Beach. DÔA will have both Asian and Peruvian roots and will be a casual and affordable concept with indoor and outdoor seating. The South Beach location is expected to be the flagship location for the new concept with future locations planned in Washington D.C., Atlanta, Boston and Chicago. It will occupy the 5,200 SF space that was formerly Barezzito and One Lounge across from the Setai. It will feature an open kitchen, central island bar, DJ booth, lounge area and sushi bar.
Kimpton Hotels to Bring Hotel Palomar to Sunset Harbour
Kimpton Hotels is bringing a new luxury boutique hotel to one of Miami Beach's hottest neighborhoods, Sunset Harbour. Hotel Palomar South Beach will be a 96-unit luxury boutique hotel located at 1750 Alton Road. It will be Kimpton's 8th hotel in Florida and will be developed by The Finvarb Group and designed by architect Kobi Karp. The five-story hotel will feature a central atrium, canopy-inspired rooftop pool, restaurant, spa and fitness center.
