Featured Listing: Zaha Hadid's Personal W South Beach Condo Lists for $10 Million

May 31, 2017

Zaha Hadid’s personal Miami Beach condo which is located in the W South Beach has been listed for $10 million unfurnished. The oceanfront unit is 2,299 SF featuring 3 bedrooms and 4 bathrooms. The custom furniture by the late "Starchitect" will be sold separately. The number comes to around $4,350 SF, which ranks the listing as one of the five most expensive listings in South Beach per square foot. According to list agent Rex Hamilton, the residence is “presented as a grand main apartment with balconies wrapping the east and south views plus a totally separate guest apartment, which is a one bedroom facing southeast. The main apartment originally combined two-floor plans, which Zaha Hadid then reformatted and customized as a grand one-bedroom residence with a generous oceanfront living room and terraces for entertaining guests.” The unit is listed for $10 million with Rex Hamilton of The Rex Hamilton Corporation. Check-out the video tour below.

Saks Fifth Avenue is Considering Leaving Bal Harbour Shops Amid Approved Expansion Plan

Saks Fifth Avenue is Considering Leaving Bal Harbour Shops Amid Approved Expansion Plan

May 30, 2017

Saks Fifth Avenue considering leaving Bal Harbour Shops after a recently approved expansion plan. The plan calls for $400 million of work including 430,387 SF of new retail space with a new flagship anchor location which is expected to become a Barneys New York. The existing Neiman Marcus location will also expand. The expansion plan is being designed by Zyscovich Architects and Whitman Family Development hopes to break ground by the end of 2017 with an expected completion in 2023. Saks Fifth Avenue's opposition to the plan comes amid the developer, Whitman Family Development's, lack of attention and possible expansion that was offered to the Saks location. Saks Fifth Avenue would also lose parking and be forced to rely on valet for customers.  Whitman Family Development also owns a minority stake in Brickell City Centre, where Saks Fifth Avenue also just opened up a flagship location.

Arbor, Coconut Grove's Newest Boutique Condo Project Releases New Renderings

Arbor, Coconut Grove's Newest Boutique Condo Project Releases New Renderings

May 26, 2017

Arbor, Coconut Grove's newest boutique condo development from Urban Atlantic Group and Oak Ventures, has released new renderings. The newly released renderings of Arbor include a kitchen and master bath, as well as a shot of the northeast corner of the building. As illustrated within the images, interior designs by Samuel Amoia and architectural designs by Behar Font & Partners are inspired by the tree-shaded setting of the project’s historic Coconut Grove surrounding, mindfully pulling the outdoors in through full-length windows, private gardens and sizable living areas.

“The images we’re unveiling further demonstrate that Arbor goes well beyond the norm of a standard development…a project crafted with a strong emphasis on livability and a sense of place,” said Nick Hamann, a Miami native, Coconut Grove resident and Principal with Urban Atlantic Group. “Our vision has been to create large, house-like residences that capitalize on wide views, special amenities and walkable access to area hot-spots and recreational facilities – essentially, the quintessential home-sites for long-term members of this vibrant community.”

“Having grown up in South Florida, Nick and I have always had a tremendous appreciation for Coconut Grove, its longstanding roots and multitude of unique offerings,” said Jeremy Waks, Principal of Oak Ventures, who also hails from Miami. “We have specifically drawn inspiration from these hallmarks to build something that pays homage to the social threads of the neighborhood, its ‘green’ composition and community-centered attributes.”

Arbor is an eco-living inspired development that will rise 5-stories and feature 52 units. The building is being designed by Behar Font & Partners with landscape design by Witkin Hults and Tyler Nielsen. Units will come in 2 and 3 bedroom layouts finished ranging from 1,400 SF to 2,000 SF and will come delivered with porcelain woodgrain floors and top-of-the-line appliances. Units will also feature glass walls, high ceilings and large family-style living spaces. Duplex loft and townhome style units will feature 20' ceilings while flat units will get 10' ceilings. There will also be 4 penthouses with private terraces. Amenities include a courtyard pool deck with pool and grilling areas along with a "bicycle concept" described by Nick Hamann of Urban Atlantic Group, which will allow residents to store, share and service their bikes. Units start at $799,000 targeting families that have been priced out of the Coconut Grove market but still want to live in the residential community. Urban Atlantic Group is headed up by Nick Hamann and Oak Ventures by Jeremy Waks. Sales will be overseen by Douglass Elliman as the exclusive sales broker for the project. The sales gallery just opened and the developers are expecting to break-ground in July and plan to deliver the units to buyers in fall of 2018. Giancarlo Stanton of the Miami Marlins has purchased a penthouse in Melo Group's Aria on the Bay. The purchase comes two years after signing what was the largest contract in MLB history. The unit is 5 bedrooms, 7.5 bathrooms and spans 3 stories. It features panoramic views of Biscayne Bay, a rooftop terrace with an outdoor summer kitchen and a private pool. Aria on the Bay is expected to be completed in 2018.

“After looking at other buildings with my broker, Ben Moss, Aria on the Bay’s downtown location with sweeping views and the developer’s attention to detail sold me on this property,” said Giancarlo Stanton.

“We’re thrilled that Giancarlo Stanton is putting down roots in his adopted hometown of Miami and that he ultimately decided on Aria on the Bay when it came to choosing his new home” said developer Carlos Melo, Principal of the Melo Group. “We’re seeing the building continue to attract full-time residents who love our central Arts and Entertainment District location, our beautiful design, and water views that stretch for miles.”
