The Richman Group has officially filed plans with the FAA to install cranes on their 2701 Biscayne Boulevard site, the future site their Edgewater residential development, Biscayne 27. Biscayne 27 will feature 330 residential-apartment units, 71 of which will be studio's, over 297,624 SF. The development will rise 8 stories and will also feature a 380-space parking garage. Construction is expected to begin on March 15 although the City of Miami has not yet issued a construction permit and utilities will need to be cleared from the 2.2-acre lot. The Richman Group is the United State's 7th largest apartment owner. First Florida is the contractor on record and Corwil Architects as the architect of the project.
Demolition Begins at 2000 Biscayne
Verzasca Group closed on the 2000 Biscayne property in early2016 where they plan to build a 649-foot residential tower. The developer has gotten FAA approval but is yet to submit plans to the city. They have begun demolition of the existing structure on the 32,775 SF property which included the City Hall restaurant. Verzasca plans to build about 450 condo units in the project in which they aim to raise the standards of Miami's skyline and residential design. They claim that "rapid growth challenges designers to explore smaller sites and non-traditional view corridors. As urban centers become the focal point of live work citizens, a new type of architecture must respond in a dynamic, holistic way creating an economically viable and user-friendly tower." The tower will further build-up the fast developing Edgewater neighborhood where residents enjoy easy access to Design District, Wynwood, Miami Beach, Downtown Miami and Brickell. The tower will be designed to enhance the neighborhood and compliment the look of nearby retail while helping to increase the area's walkability.
Bentley Edgewater to Join Marriott Autograph Collection
The Heafey Group has released that the Bentley Edgewater will join Marriott's Autograph Collection and opperate under the brand name. Marriott is working with The Heafey Group to finalize the construction design and final documents. The project is expected to receive a permit within the next few months and construction would begin right after. The Bentley Edgewater is a 33 floor tower designed by Kobi Karp that was initially projected to be a Hotel-Condominium, but slow sales may have pushed the developers to change the project to a Hotel. There will be about 207 hotel rooms and 190 parking spots with a rooftop terrace and restaurant on the 33 floor.
Arquitectonica Releases New Renderings of Paraiso Bayhomes
Architectural firm Arquitectonica has released new renderings of the Paraiso Bayhomes, the townhouse portion of the 11-acre Paraiso District Edgewater development by Related Group. The Bayhomes will be four-stories each with views of Biscayne Bay and will have access to the Paraiso Bech Club which will feature a Michael Schwartz restaurant. Bayhomes come in 3, 4 and 5 bedroom layouts with private elevators, private terraces, high ceilings, interiors by Piero Lissoni, European kitchens, and luxury bathrooms. Units range from 3,015 SF to 3,342 SF and prices start at $2,526,900. Just two of the eight Bayhome residences remain.
Crescent Heights Eyes Edgewater "Special Area Plan"
Crescent Heights is planning a development in Edgewater that would continue to change the fast developing area after setting their sites on acquring The Village South rehab facility. The proposed project will be that of an entire "community" at 3180 Biscayne Boulevard. Tenants on some of the properties included in the assemblage included The Village South will have 3 years to vacate, meaning construction will not happen this cycle. The assemblage will also include 4.6 acres at at 3000 Biscayne Boulevard, meaning the Special Area Plan will develop on both sides of Biscayne Boulevard.
Ellipisis Proposed in Edgewater, Pending Approvals
A 13-story boutique, residential building has been proposed in Edgewater at 702 and 708 Northeast 26 Street. The development will be located across the street from Missoni Baia and behind Onyx on The Bay. Ellipisis, as the project has been named, is being developed by One World Properties and is designed by local "starchitect" Kobi Karp. The building will feature 34 residential condo units starting at 756 SF for a 1-bedroom unit and range up to 1,368 SF for a 2-bedroom unit. Ellipisis proposal is scheduled for a December review by Miami's Urban Development Review Board.
PROFILE Exclusive: Related Group's Paraiso Bay Tops Off at 53 Floors, Paraiso District in Dash to Completion
Related Group's 11-acre, 3-tower, Edgewater project, known as the Paraiso District, is slowing getting closer towards completion. There has been much excitement around the project as Paraiso Bay has topped off at 53 floors and the Paraiso Beach Club, which will be the future home of Michael Schwartz's new restaurant, has broken ground. The Related Group also announced plans to dedicated a half-acre of bayfront land to create a public park. Construction continues at Gran Paraiso and Paraiso Bayview. The Paraiso District will ultimately result in 3 towers and close to 1,000 residential condominium units.
Paraiso Bay will be a luxury residential development which features 345 private residences developed by The Related Group and designed by Arquitectonica. Residences will have private elevator lines and amazing views of Biscayne Bay as well as the Miami Beach Skyline. Units will range from approximately 1,000 SF to 2,500 SF and one, two, three and four bedroom layouts. The amenities will also feature a marina for watersports and boat docking, Wine Cellar and Tasting Salon, cigar lounge with private humidors, Paraiso Beach Club, resort style amenities including pool with poolside cabanas, summer kitchens, poolside cafe, tennis courts, spa, fitness center. During sales of the project in early 2014, it became known that David Guetta had put a penthouse in Paraiso Bay under contract. He was looking for something a little different from Miami Beach and the Related Group's Edgewater project was coming to market at the right time in the right place. Alex Rodriguez, tennis star Arantxa Sanchez Vicario and San Antonio Spurs guard Manu Ginobili also were confirmed to have purchased in Paraiso District. David Guetta's penthouse was designed by Piero Lissoni and will be a 2,472 SF, 3-bedroom, 3.5 bathroom, two-floor condo with private elevator access and floor-to-ceiling glass windows. Aria on The Bay Construction Update
Aria on the Bay continues to rise on North Bayshore Drive in Edgewater. Aria is being developed by The Melo Group and is designed by Arquitectonica with a scheduled 2016 opening. Itwill be a 50 story tower with 647 residential units and 40,000 sq ft of retail, commercial and office space on the first few floors. Residences range in size from 815 sq ft to 2,365 sq ft with large outdoor balconies. Residences also have 9 foot glass floor to ceiling. Lines on the east side of the building will have private elevators. There will be breathtaking views of Biscayne Bay and Downtown Miami with easy access to Miami Beach via MaCarthur Causeway, Julia Tuttle Causeway, Venetian Causeway as well as close proximity to Wynwood, Downtown and Brickell. Pre-construction prices range from $380K to $1.5 million.
Bentley Edgewater to Become Part of Autograph Collection by Marriott
The proposed Bentley Edgewater project by the Quebec-based Heafey Group could receive Marriott branding as the developers work on the approval process and their plan's review by Miami's Urban Development Review Board later this month. Marriott aims to make the Bentley Edgewater part of their Autograph Collection of hotels. Bentley Edgewater will be a 32-story Hotel Condo Tower designed by Kobi Karp. It features 207 rooms and pricing started around $420K for a 1 bedroom an $3.4 million for a penthouse unit, averaging to around $650 SF. The building will also feature a 6th story amenity and pool deck, spa, 180 parking spaces, VIP lounge, restaurant and gym. Units will feature 18 fully furnished penthouse suites, 27 executive suites, floor-to-ceiling windows and the penthouse units will come with a two-year lease for a bentley. The Heafey Group also owns the Hilton in South Beach and buyers in Bentley Edgewater will have limited time Beach Club membership at the Bentley BeachClub located at Hilton Bentley South Beach on Ocean Drive. They purchased the land for $2.27 million in June 2015.
Spark Breaks Ground in Edgewater
Spider has broken ground on their Edgewater condo development Spark after sales reached 40% sold. The project will consist of 56-units over 27-stories and units will come delivered fully furnished. Units range in size from 955 SF to 1,800 SF and two 3-story penthouse units will be a 3,895 SF. All units will have floor to ceiling windows and have large balconies. Spark will be designed by architect Behar & Font. Prices started in the $500,000's. Spider paid $3.55 million for the land in 2015 before announcing the project. Spider is headed by Andres Goldenberg and Alejandro Eskenazi and also offers accounting, legal, and brokerage services. Spark is located at 522 NE 34th St., with easy access to Miami Beach and I-95 via 195 and walking distance to Design District and Midtown.
