"Glass House Project" Coming to Plaza Street Coconut Grove

One of the last untouched areas of Miami's exclusive and historic Coconut Grove neighborhood is about to get a major shake-up. "Glass House Project" by developer LointerHome will bring 6 homes to the Plaza Street, Williams Avenue and Charles Avenue area and add to the quickly developing neighborhood that got lost in time. LointerHome will kick off their project in a collaboration with Louis1978 to bring an art installation including 10-foot sculptures to 2 of the lots on Williams Ave. and Charles Ave. The homes will be designed with a Coconut Grove vibe by William Hamilton Arthur IV and will range fro 1,900 SF to 2,500 SF. Pricing will start at $700,000. Construction will start this Spring and will complete in December 2016. The project will be listed with Roque Castro of Douglass Elliman.

The Coconut Grove area has seen lots of development with luxury townhomes setting record sale prices for the area on Day Ave, Elizabeth Street, New York Street, amongst others. 3025, 3027 3035 and 3037 Elizabeth Street and later 3274, 3276, 3270 and 3272 Day Avenue amongst others by Insignia Development Partners brought contemporary townhomes to a delapitdated area of Coconut Grove. Insignia Development Partners has successfully development many projects in the immediate area selling for over $700,000. New projects have recently been proposed on Plaza Street including Biscayne Capital Partner's "Grove Place," which will bring 2 luxury townhomes to 3164 Plaza St. The project will be listed with Demetri Demascus of Spectrum Realty Group. "Grove Place" is currently in the development stages.

PROFILE Exclusive: Interview with Oscar Rodriguez and Ricardo Vadia of ROVR Development & The Fairchild Coconut Grove

PROFILEmiami had the exclusive opportunity to sit down with Oscar Rodriguez and Ricardo Vadia, the founders of ROVR Development and masterminds behind the notable new luxury-boutique condo development The Fairchild Coconut Grove. Together they shared their insights on their new project, careers in the South Florida real estate industry as well as their thoughts on Coconut Grove and the rest of the Miami real estate market. 

PM: The Fairchild Coconut Grove seems to envelope residents with the vibe of Coconut Grove. Where did the idea come from?

OR: We found this opportunity to be unique because this is a boutique building, very private. Many of the large buildings currently being built throughout Miami-Dade County are in highly dense urban settings. In comparison, when you walk out of the front door of The Fairchild Coconut Grove, you are in a very exclusive neighborhood with single-family homes where people are walking their dogs, running, and biking. The location, coupled with its Bayfront setting made it too hard for us to pass on. We absolutely loved the site.

PM: What makes The Fairchild Coconut Grove so unique?

OR: Many things. The combination of luxuries and amenities that you have within the building itself, the surrounding neighborhood and waterfront accessibility, all within minutes of either downtown Miami or downtown Coconut Grove sets The Fairchild Coconut Grove apart from other developments.  

For example, our pool directly overlooks Biscayne Bay and we will have a floating dock on the Bay from which you can launch kayaks and paddle boards directly.

We were also able to maximize the roof-decks because we don't have as much equipment as a high-rise would have.  Towards the lower scale part of the building we have a typical New York rooftop garden with cove seating and an outdoor theater. These features, paired with the quaint and boutique nature of the building’s design, are part of what makes The Fairchild Coconut Grove unique.

PM: What is the best feature that residents will enjoy?

OR: In the world of boutique buildings, we offer significant amenities, among them direct water access, the highly detailed specifications of the kitchen, the floor plans, the neighborhood itself and the ability to be in an enclave setting but minutes from everywhere.. It really is the most inclusive product that is out there, including many of the other buildings in Coconut Grove. 

PM: What do you think of the recent new developments in Coconut Grove and the new energy they have brought?

OR: I think that they are beautiful and well-designed. They are being developed by some serious and reputable companies with positive track records. When you have people such as Jorge Perez, David and, Pedro Martin and Peter Garner taking big risks and who have interest in investing, it isn't by coincidence. It is because this is a beautiful area and it really has great value. That proves that Coconut Grove is highly sought-after and it is just on the verge of emerging.

PM: Where do you see Coconut Grove's place in Miami in the next 5 to 10 years?

OR: Coconut Grove has been a focal point of Miami since the 19th century. It has a reputation for being a highly exclusive and nature-oriented neighborhood with a lot of green space and pedestrian-friendly sidewalks. Many of South Florida’s historical figures have lived in Coconut Grove and I think it will always retain that mystique.

What we are finding though is that, in addition to the residents that have always lived in Coconut Grove, a more internationally affluent buyer is coming to live here. I think that continues to increase Coconut Grove’s demand.

Where else in Miami do you have a waterfront neighborhood with rich history and native landscaping all bundled up into one package? That’s what drew us to Coconut Grove as a possible development site and that’s one of the reasons we are here.

Casa Grove coming to Coconut Grove Metrorail Station

Casa Grove, a Class A multi-family project is coming to Coconut Grove and will be located just a short distance from the Coconut Grove Metrorail Station. Casa Grove will be a 12-story structure featuring 116 residential units and will be designed by Itec Design. The project will help kick-off the Underline, the new landscaped recreational public space under the metro rail. Public space from Casa Grove will feed into the Underline, providing a seamless connection to the new initiative. It will also offer residents immediate access to the Metrorail and is immediately adjacent to the Coconut Grove Metrorail Station. Casa Grove will be located at 2900 S.W. 28th Lane and will be developed in a joint venture by MEC Development Associates, B Developments and Abington Properties.

Miami has a new mega-listing and it just happens to be making another splash in Coconut Grove. Casa Bahia, a 13,483 SF waterfront mansion has just listed for a cool $50 million. It was designed by Alejandro Landes in partnership with Zyscovich Architects and built in 2015 and won the Architizer Popular Choice A+ Award in the Architcture + Water category. The home features 7 bedrooms and 8 bathrooms with 4 kitchens and sits on 1 acre. It also features a home theater, wine room, 8 car garage/ gallery, private dock on 518 ft of waterfront and infinity pool. Coconut GroveHammock House by Shulman + Associates Lists for $7 Million

3503 Banyan Circle, also know as the Hammock House in Coconut Grove has listed for $6.95M.
The 5,968 SF modern home was designed by Shulman + Associates to incorporate the lush feel of Coconut Grove while minding a skin hole on the property. The home includes 6 bedrooms and 8 bathrooms. Erik Spoelstra Purchases Historic Coconut Grove Home for $2.6 Million

Erik Spoelstra has purchased a beautiful, historic Coconut Grove home for $2.6 million. Spoelstra is the coach of the Miami Heat who recently announced he will marry his longtime girlfriend and Heat dancer Nikki Sapp. The home is 4,294 SF, 5 bedrooms, 6 bathrooms, a guest cottage, beautiful pool, and lush landscaping featuring oak trees throughout the property giving an enclave of privacy and a true Coconut Grove feel. The North Tower at the Iconic Grove at Grand Bay is just about ready to receive it's TCO and begin closings. The South Tower will take several months more as the twin towers by Terra Group have already transformed the Coconut Grove skyline.
