National developer PMG and LNDMRK Development have broken ground on Twenty Sixth & 2nd Wynwood Residences after securing $126 million in construction financing for the eight-story boutique condominium rising at 2600 NW 2nd Avenue in Miami’s Wynwood neighborhood. The property will consist of 233 fully finished and furnished residences, including select units delivered with deeded office suites, and will allow owners to host on Airbnb 365 days a year.* Construction financing was provided by Madison Realty Capital and Siguler Guff. The property is 73% sold, with expected completion in Q2 2028. PMG Residential exclusively represents sales for the project.
The transaction was led by PMG's Capital Markets team composed of Andrew Warman, Jonathan Blank, and Paton Marion, in coordination with in-house counsel Lowell Plotkin, Lindsay Davis, and Scott Buscemi. Randy Barcelo, Amanda Bennis, and Nicholas Risi at Stearns Weaver Miller Weissler Alhadeff & Sitterson served as PMG’s transactional counsel. Javier Aviñó and Andres Rivero at Bilzin Sumberg served as PMG’s land use counsel.

Twenty Sixth & 2nd Wynwood Residences will be the first building to allow owners to host both their residence and private office on Airbnb year-round, supported by full-service on-site management that combines hospitality-level service with ownership flexibility. Each dedicated glass-paneled private office boasts a range of features to make working convenient for residents, including locking access, a desk and chair, and pre-wiring for TVs. The office space also comes equipped with well-appointed conference rooms, lounge areas, and a kitchen.
Designed by architecture firm CUBE 3, Twenty Sixth & 2nd Wynwood Residences reflects the artistic character and creative rhythm of Wynwood while introducing a new standard for flexible urban living. Residences range from thoughtfully designed studios to expansive one-bedroom homes with dens, with pricing from $500K to $1 million with sales overseen by PMG Residential. Interiors will include fully built-out closets, premium appliance packages, Italian bathroom cabinetry by ITALKRAFT, fixtures by WaterWorks, in-unit washers and dryers, and contemporary lighting.
