September 30, 2025

On Thursday, September 18, 2025, PROFILEmiami hosted the Second Annual PROFILEmiami Pre-Construction Development Summit 2025 Presented by The Delmore Surfside at the stunning Luminaire Flagship showroom in Coral Gables. The sold-out evening brought together 400+ of South Florida’s most influential developers, brokers, investors, architects, financiers, and development sales leaders for a curated evening of real estate showcases, powerhouse panels, and elevated networking. Against the backdrop of Miami’s booming skyline and luxury lifestyle, guests enjoyed a dynamic program highlighting the projects, strategies, and capital shaping the next wave of condo developments shaping the skylines across Miami, Fort Lauderdale, and Palm Beach.

The event reaffirmed PROFILEmiami’s position as one of the leading conveners in South Florida’s real estate ecosystem. The Summit provided an unparalleled opportunity for thought leadership, market insights, and networking in a city where the pace of development continues to capture global attention. Guests gathered in Luminaire’s sleek, design-forward showroom — a fitting backdrop for discussions about world-class architecture and design — and were treated to an evening that combined serious market intelligence with PROFILEmiami’s signature energy and style.

At the heart of the evening was the Real Estate Showcase, which highlighted some of the most exciting and innovative projects rising across Miami, Fort Lauderdale, and Palm Beach. Guests explored visionary developments ranging from ultra-luxury branded towers to boutique residences redefining lifestyle and community in South Florida. Developers and sales teams presented their latest offerings, while investors and brokers were able to connect directly with the projects shaping the region’s residential future.

Beyond the formal programming, the Summit was also a social experience, with a bespoke networking cocktail soirée and elevated networking environment that allowed attendees to forge new relationships and deepen existing ones. The energy in the room reflected the optimism and confidence surrounding Miami’s market — and reinforced why the city has emerged as a global hub for real estate, design, and investment.

The Showcase Experience

The Showcase spotlighted some of the most ambitious and design-forward developments now shaping Miami’s skyline and neighborhoods, blended with lavish cocktails and PROFILEmiami’s industry leading Bespoke Networking. The Delmore Surfside by Zaha Hadid Architects (DAMAC) introduced world-class architecture to the heart of Surfside, while Continuum Club & Residences and La Baia North expanded Continuum’s legacy of luxury living to new destinations. In Brickell’s urban core, The Standard Residences and Domus Flats redefined lifestyle-driven living, blending work, social, and community spaces in innovative ways. In Coral Gables and Coconut Grove, Ponce Park Residences and Ziggurat by The Allen Morris Company showcased forward-looking design anchored in two of Miami’s most historic neighborhoods.

Beyond these flagship projects, the Showcase also featured a diverse slate of developments transforming their respective districts: Midtown Park by Proper and Rosso Development, Edge House by Grupo T&C, Turnberry One Park Tower, Seven Park Residences by Kadima Developers, River 14 District by Alta Development, The Rider Residences Wynwood by Rilea Group, Atelier Residences Miami by BLDG Ventures, Cora and Ella by Constellation Group, and ELLE Residences Miami by Vertical Developments & Urban Network Capital Group. Collectively, these projects underscored the creativity, ambition, and range of Miami’s current development cycle — from boutique to skyline-defining towers.

Alongside the projects, the Showcase brought together an elite group of sponsors and industry leaders powering South Florida’s real estate ecosystem. Berkadia and BI Group USA highlighted the capital and financing backbone behind Miami’s growth, while specialized partners such as Modern Stones, La Cuisine Appliances, Fairfield Integrated Systems, Renson, Walk Thru Plans, Condessa Kitchens, and Roomsys showcased the innovation and craftsmanship shaping the buyer experience. On the construction and operations side, Jacob Companies Construction, Blackline, and MP Parking demonstrated the strength of Miami’s building and infrastructure pipeline. Finally, Ivy Risk Strategies and Lockton represented the advisory and risk management side of the industry, underscoring the full 360-degree ecosystem required to bring world-class developments to life. Together, the Showcase celebrated the projects, companies, and partnerships driving South Florida’s next era of real estate excellence.

The PROFILEmiami Pre-Construction Development Summit 2025 was not just a gathering — it was a celebration of the ambition, innovation, and collaboration that continue to drive Miami forward as one of the world’s most dynamic real estate markets.

The panelists explored how today’s developers are structuring partnerships, balancing equity requirements, and tapping into diverse capital sources — from JV partnerships and mezzanine financing to EB-5 programs and international capital inflows. What emerged was a nuanced picture of a market that is both competitive and resilient, where creative deal structures and innovative financial engineering are unlocking opportunities for ambitious projects to move forward.

This forward-looking conversation explored how developers are redefining Miami’s skyline with a new generation of towers that blend design innovation, lifestyle programming, and global appeal. Panelists discussed the balance between ultra-luxury and attainable product, the role of branded residences, and how developers are elevating quality in response to today’s higher pricing baseline. They emphasized that Miami is now delivering projects that compete on a world stage — in design, amenity packages, and construction quality — rivaling global hubs like New York, London, and Dubai. The discussion closed with each panelist sharing their vision for Miami’s next decade, painting a picture of a city whose skyline will continue to grow more ambitious, diverse, and internationally relevant.
