13th Floor Investments to Break Ground on Link at Boca, a New Transit-Oriented Development in Boca Raton

South Florida’s push toward transit-oriented living continues as 13th Floor Investments has announced plans for Link at Boca, a mixed-use development set to rise adjacent to the Boca Raton Tri-Rail Station. The project, a public-private partnership with the South Florida Regional Transportation Authority (SFRTA), is scheduled to break ground this summer, delivering a new residential and retail hub designed to enhance connectivity and urban living in one of the region's fastest-growing cities.

The eight-story development will introduce 340 residential units, with a mix of studio, one-, two-, and three-bedroom floorplans ranging from 600 to 1,300 square feet. The residences will feature high-end finishes such as quartz countertops, custom cabinetry, floor-to-ceiling windows, and expansive balconies. Residents will have access to an extensive suite of amenities, including a resort-style pool deck, coworking spaces, wellness facilities, a virtual golf simulator, and outdoor recreation areas. A 650-space parking garage will support both residents and transit users, enhancing the project's role as a mobility hub.

Beyond residential offerings, Link at Boca will incorporate over 24,000 square feet of street-level retail space aimed at serving both the local community and Tri-Rail commuters. The pedestrian-friendly design will feature wide sidewalks, bike paths, landscaped courtyards, and water features reminiscent of Mizner Park. Retail leasing, led by Comras Company, is underway with plans to attract food and beverage, wellness, and lifestyle brands that complement the development’s urban vision.

“This project reimagines the Boca Tri-Rail Station as more than just a transit point—it becomes a vibrant neighborhood where people can live, shop, and connect,” said Arnaud Karsenti, Managing Principal of 13th Floor Investments. “We’re creating a new standard for transit-oriented development in South Florida.”

Link at Boca is part of 13th Floor’s broader strategy to expand its Link-branded developments near major transit nodes. The firm recently completed Link at Douglas in Miami and has plans for Link at SoMi near the South Miami Metrorail Station. Since its inception in 2008, 13th Floor has delivered nearly 4,000 residential units across South Florida, with over 4,800 additional units in the pipeline as the firm continues to expand its residential, mixed-use, and industrial portfolio.

Strategically located off Yamato Road, adjacent to I-95 and near the El Rio Trail, the project offers seamless access to the Boca Raton Innovation Center, Florida Atlantic University, Boca Raton Airport, and various recreational and retail destinations, positioning Link at Boca as a new cornerstone of connectivity and convenience in the city.
