Related Companies Pays $12.2 Million for Equinox & Soul Cycle at Related Group's Brickell Heights

The Related Companies has paid $12.2 million for the commercial space leased to Equinox Club and SoulCycle Studio at Brickell Heights. The Equinox Club is three-stories and 30,000 SF while the SoulCycle studio spans about 6,000 SF. The Equinox Club features its own private pool and tanning area on the Brickell Heights amenity deck accessible only to members.

The combo fitness clubs are located in Related Group's Brickell Heights, which is a two-tower, 690-unit luxury condominium development that opened earlier this Brickell’s South Miami Avenue. Brickell Heights is located next to Mary Brickell Village, Swire's Brickell City Centre, which opened in late 2016, and SLS LUX Hotel and Residences, a joint-venture between The Related Group, The Allen Morris Company and will be operated by SBE. Brickell Heights includes a three-story, 30,000 SF Equinox Club, as well as a 6,000 SF SoulCycle studio, the first in Brickell. Brickell Heights was designed by Arquitectonica.

Florida East Coast Industries Announced Park-Line Residential Rental Residence Brand to Launch at MiamiCentral & Palm Beach

Capitalizing on the new connectivity that the Brightline will be bringing to South Florida, Florida East Coast Industries (FECI) has announced that they will debut their new residential property brand, Park-Line, at MiamiCentral and Palm Beach. The brand will launch in 2018 with a 290-unit tower in downtown West Palm Beach, followed by two towers with a total of 816 units at MiamiCentral in 2019. The Park-Line brand will be an integral part of FECI’s dynamic, transit oriented developments transforming South Florida.

“Park-Line residences are designed for people on the move who want to live and travel smarter,” said Daniel Quintana, Vice President of Development for Florida East Coast Industries. “Each of the innovative towers in West Palm Beach and Miami will expand residents’ playground and working options by utilizing a vast variety of transit options just steps away from their front door, including our new Brightline train service that will seamlessly connect Miami, Fort Lauderdale and West Palm Beach.”

Residences at Park-Line properties will come in studio, one and two bedroom floor-plans in West Palm Beach and studios, one, two and three bedroom apartments in MiamiCentral. Every residence will be highlighted by floor-to-ceiling windows, classic designer finishes and a collection of unparalleled amenities. Amenities will include a full-service poolside lounge; open-air cross training course; yoga lawn and fitness center with juice bar; private cabanas with outdoor grills and intimate seating areas; shaded dog parks and pet grooming salon; event lawn with movie screen and full social calendar of resident events. Unique to the MiamiCentral location, residents will have direct access to 180,000 SF of retail space including Miami’s first true food hall experience, Central Fare. The Park-Line residences will be located within steps of the Brightline express intercity train service connecting Miami, Fort Lauderdale and West Palm Beach with new downtown stations. Park-Line in West Palm Beach will launch in 2018, followed by the MiamiCentral location in 2019.

Leasing Underway at DD41, A Modern Retail Design by Royal Byckovas Coming to Miami Design District

Leasing is underway at the proposed DD41 modern retail project designed by Royal Byckovas in Miami Design District. The building is a 3 story structure with over 8,400 SF of retail being developed by TSG Group, a boutique, diversified real estate development and investment company based in South Florida. Leasing is being handled by CBRE. The site was purchased by TSG Group in 2015 and is one of the last commercial development sites in Design District, which has emerged as one of the world's leading luxury retail destinations. The district has also been certified as the 1st LEED ND Gold Certified Project in Miami-Dade County.

Triptych Hotel Approved in Midtown

Triptych Hotel Approved in Midtown

Triptych Hotel has been approved under the Miami 21 Zoning Code after submitting revisions to their original plans and scaling back the project. New plans show the project to rise 20 stories featuring 252 hotel rooms, 300 parking spaces, 38,000 SF of retail and 41,000 SF of office space. The hotel will be operated as a Hilton Curio Hotel. The hotel will be among the first in Midtown and will join HYDE Midtown when completed as the main hospitality options between Midtown and Design District. Triptych Hotel is being developed by HES Group and JQ Group.

Construction Update: 3550 South Ocean Breaks Ground, The 1st Residential Project on Palm Beach in Over A Decade

Integrated real estate firm DDG announced earlier this month (July 2017) that construction is officially underway at 3550 South Ocean in Palm Beach after hosting an exclusive ground-breaking ceremony attended by South Palm Beach Mayor Bonnie Fischer, Douglas Elliman Chairman Howard M. Lorber and DDG CEO and Chairman Joe McMillan. The project is a rare new addition to the Palm Beach shoreline. The groundbreaking follows the launch of sales earlier this year; the project is already over 20% sold.

“3550 South Ocean signifies DDG’s foray into Florida and we couldn’t be more excited to see this project come to life as construction gets underway. Between the location, ocean views and selection of amenities, 3550 South Ocean will introduce a new luxury lifestyle to the Palm Beach condominium market,” said Joe McMillan, CEO and Chairman of DDG.

“There has been a strong interest in 3550 South Ocean since sales have launched,” said Howard M. Lorber, Chairman of Douglas Elliman Realty, LLC., whose Douglas Elliman Development Marketing team is the exclusive marketing and sales agent for 3550 South Ocean. “This project has addressed the buyers’ needs for ground-up new luxury homes on the beach with an elevated level of design that this area of Palm Beach has not seen before.”

3550 South Ocean Breaks Ground, The 1st Residential Project on Palm Beach in Over A Decade

The 7-story building was designed by local starchitect Kobi Karp in collaboration with Garcia Stromberg of Palm Beach and interiors by Champalimaud of New York. 3550 South Ocean will feature 30 units which come in 2 and 3 bedroom layouts, range in size from 2,700 SF to 3,000 SF and start at $1.875 million. Units will feature private elevator access with private entry foyers, amazing views of the Atlantic Ocean and Intracoastal Waterway, floor-to-ceiling glass, expansive chef's kitchens, and will be delivered move-in ready. A collection of five penthouses will also feature rooftop terraces.

Amenities include private beach access, a beachfront salt water swimming pool and sun terrace, a fitness studio with eastfacing natural light, on-site surf board and stand-up paddleboard storage, private gated access and private parking. Additionally, DDG has a partnership with The Wright Fit, to provide custom, on-demand lifestyle services including in-residence massages, indoor and outdoor private training, and yoga and youth fitness for residents. Ownership perks also include an exclusive relationship with on-demand charter service, Star Jets International which provides residents with custom-tailored concierge jet services, with the resident experience inclusive of door-to-door car transfers, itinerary customization, jet selection, onboard catering and more. Construction is currently under way with KAST as the general contractor. Delivery expected in late 2018.

Arte, The First Antonio Citterio Designed Building in the United States, Unveiled in Surfside

Arte, the first building designed by world-renowned Italian master architect Antonio Citterio has been unveiled in Surfside. The oceanfront development features 16 ultra-luxury residences over 170,000 total developed SF and spans an entire acre of beach front. Units at Arte feature expansive terraces, designed to be used as external rooms. Amenities including indoor and outdoor pools, spa, fitness room, tennis court and golf simulator, and a clubhouse with designated parking across the street. The lush landscaping around the property is by acclaimed landscape designer Enzo Enea, one of the world’s leading landscape architecture firms. The common gardens created by Enea are an extension of the spa facilities at beach level which blend together they create tranquil interior and exterior spaces. Sitting in front of the building’s site, is one of renowned American artist Robert Indiana’s iconic ART sculptures.The building was designed by Citterio’s firm Antonio Citterio Patricia Viel, known for designing iconic structures all over the world include the Bulgari Hotels in Dubai, London, Milan and Bali, and the Mandarin Oriental in Milan. Arte is currently under construction with expected completion in 2019.

Auberge Beach Residences and Spa has officially topped-off the north tower. The north tower is almost sold out, with just 3 residences for sale remaining, and the south tower is over 60% sold. Auberge Beach Residences & Spa features 171 flow-through condominium residences spread over two towers designed by Nichols Brosch Wurst Wolfe & Associates with interiors by Meyer Davis Design Studio. Units feature private elevator access, sunrise and sunset terraces, and floor-to-ceiling glass for unobstructed ocean views. The project is being developed by PRH Fairwinds, a partnership between Related Group, Fairwinds Group and Fortune International. The building's amenities include 2 beachfront swimming pools, full-service spa, 2 restaurants, golf simulator and a state-of-the-art fitness center. Delivery is expected in the summer of 2018.

Following the completion of its concrete foundation pour and subsequent vertical rise, The Ritz-Carlton Residences, Sunny Isles Beach have released new, fly-through-style, computer-generated videos of two of the building residences, offering the most in-depth, breathtaking views of these ocean-facing homes to date. The Ritz Carlton Residences, Sunny Isles Beach is being developed as a joint venture between Fortune International Group and Château Group. The luxury-residential is designed by Arquitectonica, with interiors by acclaimed Florentine architect Michele Bönan. Take the video tour of an A Unit and an E Unit below. 

The A Unit (shown above) is a 3 bedroom, 4.5 bathroom residence complete with a den and a service quarters with a separate entrance. The unit features north-facing, large living spaces with floor-to-ceiling glass, a lavish master bath, and an Italian-designed kitchen outfitted with top-of-the-line Caesarstone quartz countertops and Gaggenau appliances. The E Unit (shown below) is a southeast/southwest-facing 4 bedroom, 5.5 bathroom residence complete with a family room and service quarters.

The Ritz-Carlton Residences, Sunny Isles Beach Unveil Sneak Preview Video Tour

The Ritz Carlton Residences, Sunny Isles Beach will feature 212 residential condo units. Residences range from $2.6 million to $5.2 million, with penthouses offered upwards of $25 million. Amenities include a private club level on the 33rd floor, beach restaurant, pool deck, kids club, spa, fitness center and wellness center, among other top-line amenities. Construction has completed their foundation pour and has begun vertical rise. The building is slated for delivery in 2019.

Plans Unveiled for 40-Story Courtyard by Marriott Hotel in Downtown Miami

Plans and a new rendering have been released of the 40-story proposed Courtyard by Marriott Hotel in Downtown Miami. The Allan Shulman designed hotel tower is expected to rise 580 feet and will feature 270 hotel rooms along with a rooftop bar, office space and retail space. The design will feature a unique curtain wall system of colored glass. The 11,700 SF lot, which Mandala Holdings purchased for $8 million in 2016, is across adjacent to Genting's property for Resorts World Miami as well as the Metromover. The Courtyard by Marriott project is expected for completion in 2020.
