BH3 Management's Adaptive Reuse Project In Fort Lauderdale, Fabrick, Now 100% Leased
Fabrick, an adaptive reuse project in Fort Lauderdale’s Progresso Village developed by real estate investment and development firm BH3 Management, is now 100% leased. The warehouse-turned-class A retail and office destination spans approximately 24,000 rentable square feet of space at 801, 807, 815, and 819 NE 2nd Ave. in Fort Lauderdale, Florida. Native Realty, known for placemaking Fort Lauderdale’s urban core neighborhoods that were historically regarded as neglected, is the exclusive leasing agent of Fabrick on behalf of BH3.
“After just over one year of commencing leasing the project, we are happy to have completed the necessary renovations to transform the warehouse into a mixed-use neighborhood destination embracing art and architecture while simultaneously fulfilling Fabrick’s leasing potential,” said Daniel Lebensohn, Founder and Co-CEO of BH3. “The tenants authentically reflect the growing vibrancy of Progresso Village and align with our vision for the property to be part of the ‘Fabrick’ of the community, including relocating BH3’s corporate headquarters to the project.”
BH3 gut renovated and recreated the former warehouse in a public-private partnership with the Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA). In December 2020, the CRA Board of Commissioners approved $350,000 in incentives to BH3 for the Fabrick project. Renovations included a new artistic façade, roof, structural remediation, electrical infrastructure, plumbing, and more. Ultimately, BH3 merged industrial and contemporary architectural elements, eye-catching murals, and lush landscaping to create a unique community business hub for the area’s expanding population.

The NOW Massage, a luxury wellness and self-care destination offering curated massages and enhancements, occupying 2,366 square feet.
Form Hair Studio, a professional hair services and styling salon, occupying 2,204 square feet.
Sana Skin Studio, a skincare and wellness spa, occupying 2,130 square feet.
Wood & Wick Co., an experiential concept offering expressive designed candle-making, occupying 2,096 square feet.
Spartan Strength & Conditioning, a group conditioning and personal training establishment, occupying 2,084 square feet.
Miso Japanese Tapas, a Japanese restaurant serving small plates and sushi, occupying 1,839 square feet.
Nobelmen’s Shave & Cut, a gentleman’s barbershop, occupying 1,837 square feet.
Borrowed Time Tattoo and Elite Rejuvenation, a tattoo shop and medical spa, occupying 1,837 square feet.
Thread and Theory, a high-end women’s apparel and clothing boutique, occupying 1,129 square feet.

In addition to Fabrick in Progresso Village, BH3 has made significant investments into Fort Lauderdale’s urban core including Icon Las Olas, the planned DNA project that will contain 612 apartments and approximately 74,000 square feet of retail and commercial space located in Flagler Village at 300 N. Andrews Ave., and the popular Chops + Hops Axe Throwing Lodge at 702 NE 1st Ave.
