Only One Listing Remains At Arte Surfside After $20 Million Of Sales In January
Only one residence remains at Arte Surfside following $20 million of sales in January. Arte Surfside is a newly developed 12-story, 16-unit oceanfront luxury condominium at 8955 Collins Avenue. The final developer unit at Arte is Residence 201, a six-bedroom condo featuring panoramic views and expansive interiors designed by master Italian architect Antonio Citterio, priced at $20 million and listed with Douglas Elliman Development Marketing.
Known for pioneering cryptocurrency transactions and setting price per square foot records in Miami Beach and Surfside, Arte has also announced the sale of Residences 802 and 701, which has brought the building to near sellout. The two deals closed this week at $11.2 million and $12.225 million respectively, with the latter fetching nearly $3,911 per square foot.
“With 2022 already off to such a strong start, Residence 201 won’t be on the market for much longer,” stated Alex Sapir, Chairman of Sapir Corp LTD, whose Israel-and New York-based subsidiary, SC 8955 LLC, developed the project. “Arte provides a one-of-a kind residential experience in Miami Beach that luxury buyers today are seeking out. They are drawn to the city for its year-round warm weather and beautiful beaches and see Arte as an enticing lifestyle and financial investment.”
The last remaining listing at Arte is Residence 201, a grand, estate-sized duplex that boasts gracious living areas, six bedrooms, seven and a half bathrooms and private elevator entry. In total, Residence 201 spans 6,982 interior square feet and 1,488 exterior square feet. Designed for seamless indoor-outdoor living, the residence emulates a Mediterranean lifestyle with expansive wraparound terraces clad in travertine and ipe decking that blend into modern, open living areas. There are two gourmet chef-style kitchens in the home, one on each floor. They are both kosher friendly and designed with Poliform cabinetry, Italian marble countertops and Gaggenau appliances.
Residence 201’s duplex floor plan is also unique because it maximizes the home’s oceanfront views. Both the master suite on the top level as well as the spacious living, dining and entertaining area on the bottom level feature dramatic vistas of the water and shoreline, with the lower entertainment level also including a private staircase that leads directly to Arte’s luxurious spa and beach amenities. This feature is ideal for families wanting easy access to the pool and beach.
“Residence 201 exemplifies what buyers want; there’s nothing else like it currently available on the beach,” said Giovanni Fasciano, a co-developer at the project. “People recognize what a privilege it is to live at Arte, and it’s a key reason why we’re receiving offers at or above full asking price. There is great value in owning at this development.”
Closing at full asking price, Residence 802 recently closed at the full asking price of $11.2 million for three-bedroom, three bathroom home which spans 3,126 interior square feet. The listing sold unfurnished for $3,583 per square foot, with Ryan Mendell of Maxwell E. Realty Inc representing the buyer. Residence 701, a three-bedroom home with over 2,150 square feet of private outdoor space, sold furnished by Artefacto for $25,000 over its $12.2 million asking price, at $3,911 per square foot. Ohad Fisherman of Societe Real Estate represented the buyer in the deal, and Miltiadis Kastanis of Douglas Elliman represented the seller for both residences.
Antonio Citterio, in collaboration with Kobi Karp Architecture and Interior Design, designed Arte with Miami’s 1930s architectural heritage in mind. Nodding to the legacy of ancient landmarks such as the Colosseum, the building features a Roman travertine façade articulated with broad expanses of sliding glass doors and a gridded bronze Schuco window system. Arte takes its name not only from the artful design of the building, but also from the curated artwork within it.
Amenities at Arte include a 75’ indoor swimming pool, an outdoor swimming pool, a rooftop tennis court, state-of-the-art fitness center and yoga studio, sauna and steam room and a tranquil meditation pond. Additional facilities include a children’s playroom, residents’ lounge, catering kitchen for out-of-home entertaining and private temperature-controlled parking spaces.
