JDS Development Commences Closings At The Jean Nouvel-Designed Monad Terrace In South Beach

The New York-based JDS Development Group has begun closings at the Jean Nouvel-designed Monad Terrace in South Beach. Located at 1300 Monad Terrace, the project first launched sales in 2017 and topped off in February 2019. The development partnership led by JDS Development Group began assembling land in 2015. The project was capitalized with $137 million in construction financing funded by the New York-based Madison Realty Capital.

Monad Terrace offers 59 residences that range from 2 to 5 bedrooms, 1,453 SF to 5,350 SF of interior space, and start at $1.7 million. Residence features include private elevator access, custom kitchens and bathrooms by Jean Nouvel with sprawling outdoor terraces. The building offers a true indoor-outdoor living experience, featuring climbing gardens and reflecting pools that complement the property’s central lagoon and ocean views.

Amenities include an infinity edge waterfront pool and hot-tub located directly on Biscayne Bay with lush landscaping throughout by Jean Nouvel, a 24 hour concierge, valet parking, pool service, cafe and juice bar, resident's lounge, waterspouts storage and bicycles and paddle boards for the residents. Monad Terrace is located just south of the Waverly at the intersection of Monad Terrace and West Avenue on Miami Beach at 1300 Monad Terrace.

Because of its coveted position on Biscayne Bay, Nouvel imagined Monad Terrace as a “reflective machine” which uses daylight, water, glass and steel to achieve glittering reflections that act as an extension of the ocean. The project was designed in collaboration with the Miami based Kobi Karp, fusing environmental responsibility with innovative climate resilience features into the architecture, starting by elevating the building 11.5', well over Miami Beach standards. The start of Monad Terrace’s signature water garden, comprised of the central lagoon, reflective pools and adjacent swimming pools, can be seen in the first construction shots, along with the sawtooth façade that allows for ocean views from each residence.

Remaining units are priced from roughly $2 million to $12.5 million with Douglas Elliman Development Marketing exclusively overseeing sales and marketing for the project.
