Sales At Habitat Development's Ultra-Modern Smart Brickell Reach 50% In Phase 1, To Convert To Contract
Sales remain strong in Brickell as Habitat Development is reporting that the first tower of their $120 million Smart Brickell condo-hotel project have reached 50%. Those who reserved units will be converted to contract on February 15. Groundbreaking has reportedly been pushed back to late 2018. The project, which was designed by Arquitectonica, will feature 3 towers with 170 condo residences and 150 hotel rooms. Condo pricing starts at $290,000 and ranges up to $490,000 while condo units size starts at 558 SF and ranges up to 1,117 SF. Condos are sold fully furnished and smart features include Nest thermostats, Lifx Wi-Fi-enabled LED smart bulbs, Samsung’s digital home appliances, a concierge app and Amazon's Alexa. Sales launched in phases and the first condo tower is now 35% sold with sales for the second condo tower expected to launch in Q1 2018. Smart Brickell is attractive among investors as Airbnb rentals are approved for the building, allowing short term rentals in easy walking distance to some of Miami's world-class entertainment, shopping and dining including Brickell City Centre and Mary Brickell Village. Buyers also have the option to put their unit up for a two-year fixed leaseback. Smart Brickell is targeting a 2020 completion.
